Within our valuation reports is an exceptionally detailed analysis of a wide range of comparable data which ensures the market value we provide is correct. We do not simply look for two or three comparables which support a given sale price. We work from scratch with raw data analysis to ensure our estimate reflects what the property would genuinely sell for in the current market.
Reinstatement Cost Assessment for Insurance
Often described as the ‘rebuild value’, we frequently undertake building reinstatement cost assessment (RCAs) for insurance providers, often described as the ‘rebuild value’, which comprises an elemental breakdown of the ‘rebuild cost’ of your building. You can download a sample RCA report here.
Capital Expenditure Cost Assessment
Many property owners and buyers ask for a cost assessment to undertake certain repair or maintenance works. This may be in the form of a planned maintenance programme, capital expenditure projections or simply a list of costings for the refurbishment of your property or building.
Freehold Acquisition and Lease Extension
We are often asked to calculate the cost of extending residential leases, for example where the lease is close to eighty years unexpired, where it has already fallen below eighty years or where lessees with you purchase the freehold.
This combines an estimation of the open market value with a calculation of the reversion cost and capitalisation of ground rent, as well as any necessary cost of ‘marriage value’ and ‘hope’ value.
